It might seem obvious that the seller owns their property, but hidden issues like outstanding debts, mortgages, or liens could be tied to the property — sometimes without the homeowner even knowing it. 


To ensure there are no surprises, it's essential to request a “Nota Simple”, a legal document from the Land Registry that confirms the property's ownership and any registered debts or encumbrances.


Keep in mind, you can't obtain a Nota Simple with just the street address; you’ll need the property’s legal description, which includes details like “Tomo”, “Libro”, “Folio”, “Finca number”, and “Inscripción”.


The Nota Simple provides key information such as the owner's name, the property’s size, and whether any debts are attached.  With this document, you'll have a clear view of the property's legal standing before moving forward with your purchase.
